You need to present your property to appeal to the widest possible audience and they want to be able to imagine that they can move right in.
Declutter - The first rule of House Doctoring is to clear clutter.
Whether you are selling, renting or living you need to spring clean regularly. Old magazines, unanswered correspondence, carrier bags, out of date toiletries, clothes that you haven´t worn in a year, out grown toys. If you are selling, this is the most important thing you can do.- Clean - Second most important in the to do list is clean. Above ,below, behind, windows, woodwork, floors and especially kitchens and bathrooms clean clean!
- Repair - If you can, fix it, if not throw it. All those little jobs around the house that you have been meaning to do, do them, repair locks, flaking plaster, finish the shelves, fix the dripping tap. Potential buyers are looking for the negative so don´t give them the chance.
- Define - Potential buyer want to see the use of each space, so present each room with a clear function, dining area for example with dining suite and not desk, laundry and play area.
- 1st Impressions - The approach to your property and the entrance hall create the first impression. Make sure the are clean, freshly painted with good lighting. Add plants either real or silk. This is the start of the seduction.
- Seduce - It is amazing what a difference a new bedspread and a couple of cushions can make to a room. Accessorise each room to compliment the existing furnishings and remove anything worn and tired.
- Colour - Neutral. When in doubt, white or cream and clean. You can introduce splashes of colour with cushions, rugs and other accessories.
